FIRST UNITED’s new home brings community services, Indigenous housing and cultural expression together in one building. Brick plays an important role throughout the project, from a Salish weaving pattern integrated into the masonry to the dark façade framing Indigenous artwork.

Built to operate around the clock, the station combines durable materials, efficient building systems, and thoughtfully planned crew spaces to support both daily operations and the community it serves.

Turning a firehouse into Edmonton’s first net-zero building was no simple task. In re-imagining Windermere Fire Station No. 31, design challenges and competing priorities were everywhere. First, the building needed to fulfill its purpose as a working firehouse. Plus, it had to be LEED-certified for sustainability. And, just as important, it had to feature landmark-worthy design.

Mixed-use spaces are made to be vibrant, flexible, and adaptable for the people who live, work, and play there. But for designers and builders, they present a unique challenge. They have to consider functionality, sustainability, and aesthetics, all in equal measure. The Orchard Commons at the University of British Columbia posed just this kind of challenge, with a multi-functional area that encompasses student housing, educational spaces, and lifestyle amenities in its 40,000-square-metre footprint.

They say necessity is the mother of invention, and that was certainly the case for 1 Lonsdale Avenue. When it came time to replace the original building with a new, sustainable structure, challenges started sprouting up like weeds. Building code issues. Thermal bridging requirements. A fast-changing area with unpredictable needs.
